Get a Free IndicationGeneral liability is the most-quoted, least-understood policy in the landscape industry. Here's what's actually inside the contract.
Coverage A — Bodily Injury & Property Damage
Pays third parties when your work causes physical harm or damages tangible property. For landscapers this is the big one: cracked windshields, broken irrigation, damaged sod from chemical drift, customer trips over edging.
Standard limits: $1M per occurrence / $2M aggregate.
Coverage B — Personal & Advertising Injury
Pays for libel, slander, copyright infringement in ads, and wrongful eviction. Rarely triggered for landscapers but it's there.
Coverage C — Medical Payments
A small "goodwill" coverage ($5K–$15K) that pays a third party's medical bills without requiring them to sue. Useful when a homeowner trips over your hose — pay the ER bill, avoid a lawsuit.
What Florida Landscapers Always Need Added
- Additional insured endorsement for HOAs and commercial clients — see our deep dive at /additional-insured-endorsement
- Primary & non-contributory wording — required by most commercial property managers
- Waiver of subrogation — required by most general contractors when you sub
- Pesticide/herbicide applicator coverage — excluded by default on most GL forms (CG 22 64)
- Damage to underground utilities — sublimit often $25K, raise to $100K
Common Exclusions That Burn Contractors
- Care, custody & control — damage to property in your possession (a homeowner's car on the driveway you're working on)
- Professional liability — design errors are excluded; you need a separate E&O policy if you do landscape design
- Pollution — fertilizer runoff into a pond is excluded without a CGL extension
- Work performed by subcontractors — many policies exclude or sub-limit subbed work; disclose it
- Tree work over 12 feet — excluded unless specifically endorsed
